Viridian Condos in Downtown Nashville

If Viridian was a book, it would be The Condo Project That Could.  Situated on a difficult half-acre site in downtown Nashville, the green glass building not only sold out nine months before completion, it also went on to when the Atlanta District Council of the ULI’s Project of the Year Award in 2007.  A half decade later, there’s still a lot to love about this 31 story residential high rise in the heart of Music City.

Viridian was the result of a collaboration between Nashville-based Giarratan Development and Atlanta-based Novare Group.  Novare was a prolific condo builder in Atlanta during the residential construction boom of the early 2000s; its completed projects in that city include The Biltmore, Centennial House, Metropolis, The Metropolitan, Peachtree Lofts, Realm, Spire, Viewpoint, and TWELVE Atlantic Station.  So it’s no surprise that they wanted to branch out their previous success to another “with it” Southern city.  Although Nashville had been a little late to the urban living renaissance, Viridian was a key part in helping it play catch up.

The building consists of 305 units, in one and two bedroom floor plans, plus the penthouses.  The one bedrooms range in size from 618 to 824 SF, with the two bedrooms topping out at 1,470 SF.  Naturally, the plans are open and modern, with the expansive use of glass and ten foot ceilings helping to add to the sense of spaciousness.  Granite countertops are standard, and cabinets are either maple or cherry.

Amenities at Viridian include a clubroom lounge, theatre room, and a state-of-the-art fitness center.  The rooftop terrace and pools offer superb views of the surrounding downtown Nashville scenery.  Also, a concierge is at your service 24/7.  With that said, the greatest amenity may be what’s at the base of the tower:  a great (independent) grocery store!  H.G. Hill Urban Market is a full service grocer, and from experience I can tell you that there’s few greater perks to urban living than being able to walk to such a store.  The surrounding environs of downtown Nashville offer up plenty of walkable opportunities:  Viridian’s surrounded by workplaces, cultural landmarks, nightlife spots, and parks.

Prices typically range from $150,000 to $1,000,000.
